1.About the Service
SaudiRealtor is an online matching service, free for users, that lets you send one request for offers from licensed real estate brokers and brokerage firms, property managers and certified valuers — to sell, let, manage or value a property, or to find one to buy — and then passes the request, with your consent, to up to three of them.
We are not a real estate broker or a party to any brokerage agreement or property deal. We do not sell or let property, publish property ads or prices, market property, show broker ratings or rankings, or take any payment from you for the service. You contract directly with the broker you choose.
The content published on the Site, including guides, service, city and district pages and the selling-costs page, is general information only and not legal, financial or tax advice. Information on regulations, commission, tax, deeds and transfer is a guide and may change; always refer to the relevant authorities and a qualified adviser.
2.Acceptance of these terms
By using the Site, sending a request or registering as a partner through it, you agree to these terms and to our Privacy Policy, which forms part of them. If you do not agree, please do not use the Site.
To send a request you must be at least 18 years old, have the legal capacity to contract under the laws in force in the Kingdom, and be the property owner or authorised by the owner if your request is to sell, let, manage or value it.
3.Your obligations
When you use the Site, you agree:
- To provide accurate, complete and up-to-date information, and not to impersonate anyone or send a request in another person’s name without their authority.
- Not to use the Site to offer a property you do not own or have no right to deal in, or for any purpose that breaches the real estate regulations.
- To send requests only for the genuine purpose of obtaining offers for a real need, and not to send fake or duplicate requests or requests for marketing or advertising purposes.
- Not to enter ID or iqama numbers, bank account details, passwords or other sensitive data the forms do not ask for.
- Not to attempt unauthorised access to the Site or its systems, disrupt it, collect its content or data by automated means, or use it in breach of the law or public morals.
We may refuse or decline to pass on any request, or restrict access to the Site, where we consider that its use breaches these terms or the law.
4.Requests, offers and third parties
Sending a request is free and does not commit you to accept any offer or contract any service.
We aim to pass your request to up to three suitable partners, but we do not guarantee how many offers you will receive, when, or what they contain, and we do not guarantee a sale or letting, its price or how long it takes.
Offers, brokerage terms and commission come from the brokers alone, and you contract directly with the broker. We recommend checking the broker’s FAL licence and signing a written brokerage agreement setting out commission and who pays it, the term, exclusivity and the broker’s obligations before any advertising.
Marketing and advertising the property, obtaining advertising licences, negotiation, transfer and compliance with the real estate regulations are the responsibility of the licensed broker and the owner, each as the agreement and the rules set out.
We are not a party to any agreement or deal between you and a broker, buyer or tenant, and we are not responsible for a broker’s performance, commission, tax or any payment or contractual dispute. The relevant party is answerable for these under the agreement and the applicable laws, and the competent official bodies can be approached.
5.Partner providers
We pass requests to brokers and brokerage firms holding a valid FAL licence, licensed property managers and certified valuers, and we verify the licence or accreditation before accepting any partner. Each partner is responsible for keeping its licence valid and complying with the brokerage and advertising rules; we do not rate or endorse brokers.
A partner registering through the Site confirms that its details, including its licence number, cities and property types, are accurate and that it is authorised to represent the firm it registers. Registration does not mean automatic acceptance as a partner.
A provider that receives a request must use the user’s data only for that request, contact the user professionally and in the way they preferred, and stop contacting them when asked.
6.Intellectual property
All content on the Site, including text, design, the logo, software and the way they are arranged, is owned by or licensed to SaudiRealtor and protected by the intellectual property laws of the Kingdom.
You may view the content and share links to it for personal, non-commercial purposes. You may not copy, republish, modify or commercially exploit it without our prior written permission.
Names of government bodies, regulations, software and brands mentioned on the Site, if any, are used for identification only; they do not imply a partnership with or endorsement of the Site.
7.Disclaimer and limitation of liability
The Site and its content are provided “as is” and “as available”. We take reasonable care to keep information accurate and up to date, but we do not guarantee that it is free of errors, complete or suitable for your property, or that the Site will operate without interruption.
Information on the Site about brokerage licences, commission, real estate transaction tax, deeds, transfer, valuation and leases is a guide only and is no substitute for the advice of a qualified legal or tax adviser, or for confirming it with the relevant authorities.
To the extent permitted by law, we are not liable for any indirect or consequential loss or damage arising from the use of, or inability to use, the Site or reliance on its content, or for any delay or dispute in a deal or brokerage.
Nothing in these terms limits any liability that cannot be limited or excluded under the laws in force in the Kingdom.
8.Links to other websites
The Site may contain links to websites, accounts or services run by others. We provide these links for convenience only, we do not control their content or privacy practices and we are not responsible for them; your use of them is governed by those parties’ terms.
9.Changes to these terms and the Service
We may change these terms at any time. The date of the last update is shown at the top of the page. Changes take effect from the date they are published, and your continued use of the Site after publication means you accept the amended terms.
We may change, suspend or discontinue the Service in whole or in part, temporarily or permanently, without any obligation to you.
10.Governing law and jurisdiction
These terms are governed by and interpreted in accordance with the laws in force in the Kingdom of Saudi Arabia.
The competent courts and judicial authorities of the Kingdom of Saudi Arabia have jurisdiction over any dispute arising from these terms or the use of the Site. Before that, both parties will try to settle the dispute amicably.
If any provision of these terms is held invalid or unenforceable, the remaining provisions remain in effect.
11.Language
These terms are written in Arabic and English. If there is any difference or conflict between the two texts, the Arabic text prevails.
12.Contact about these terms
For any question about these terms, email us at privacy@saudi-realtor.com. Questions about an agreement you signed with a broker should go to that broker directly.
